Our fees are straightforward and transparent. We charge 10% of rent collected as the management fee-if the home is vacant and the owner is not receiving money, then we don't believe we should be receiving money either. There is a leasing fee of 75% of the first month's rent. We use the leasing fee to pay for marketing and a generous broker commission to the agent who brings the tenant (25%) because we realize this helps the owner get a quality tenant quicker. We utilize professional photography for all our rental properties to represent the property in its best light and secure a quality tenant in optimal time frame.
Tenants are all thoroughly screened- this is the best way to avoid a problem tenant. We have tenant criteria that all applicants are required to sign and helps to keep us in compliance with Fair Housing. We do a national criminal background check, verify employment, verify with the current landlord of the applicant and when available also with their previous landlords. This has helped us place quality tenants in the homes and avoid issues to a great degree. We strive to have a close relationship with the tenants, as we have found that they are more likely to take better care of the property and renew their lease, so because of this we have a high retention rate of approximately 88%. We feel this maximizes cash flow for the owners as it saves the turnover cost and releasing fee.
